Atlantic City's economy rises and falls with its casinos, and so do its mortgage defaults. It is a majority-renter city with housing built mostly before 1980, in neighborhoods like Chelsea, Ducktown, the Inlet, and Venice Park, and many of its homeowners are paid in shifts and tips. The court is in the city but the sale is not. Contested cases are heard at the Atlantic County Civil Courts Building, 1201 Bacharach Boulevard, where the General Equity office can be reached at (609) 402-0100 ext. 47790. The Atlantic County Sheriff holds sales on Thursdays at 12:00 noon in the Multi-Purpose Room of the Criminal Courthouse at 4997 Unami Boulevard in Mays Landing, some 20 miles away.
Atlantic County gives the homeowner two 30-day adjournments, plus one more by agreement with the lender. Each costs $28, in cash or money order only, and the request must be made in writing before the sale date. It cannot be made by email or through the website, although a third party may file it with a notarized letter and identification.
Casino, hotel, and restaurant workers make up more than a third of the city's employed residents. Layoffs, seasonal hours, and tip income that a servicer refuses to count are behind many local defaults, and variable income is allowed in a modification review when it is supported by the right records. The court's mediation program is free for owner-occupants who request it within 60 days of service.
