A Trenton homeowner who files an answer within 35 days moves the case out of that office and in front of a Mercer County General Equity judge at the Civil Courthouse, 175 South Broad Street, reachable at (609) 571-4200 ext. 74314.
The Mercer County Sheriff holds sales in that same courthouse every other Wednesday at 2:00 PM, with a 20 percent deposit due immediately after the sale. The sheriff may grant a defendant two adjournments of up to 28 days each and no more. The homeowner must be named on the writ, show identification, and submit a letter with a $28 fee for each adjournment, or have an attorney submit the letter and check.
Mercer sales are advertised in the Trenton Times and the Trentonian and posted outside the Sheriff's Office rather than on the statewide online listing, so homeowners here sometimes learn of a sale date late. Owners of row houses with tenants need rental income documented correctly in a modification application, and the tenants have rights of their own during the case. The court's mediation program is free for owner-occupants who request it within 60 days of service, and HUD-approved counseling is available in the city through Isles, Inc.
